First stage victory for ECE and STRABAG Real Estate: First construction phase of MesseCity Cologne fully let

  • Rubber manufacturer ARLANXEO secures 8,400 m² for its new Cologne headquarters
  • More than half of the 135,000 m² business district of MesseCity Cologne is now fully let
  • Tenants will start moving into the approx. 70,000 m² of office and hotel space from autumn 2019 onwards
  • High demand for the remaining 51,000 m², the implementation of which will start in 2021

 

Hamburg/Cologne, 14.8.2019     Another leasing success for ECE and STRABAG Real Estate (SRE): ARLANXEO, one of the world’s leading rubber manufacturers, is relocating its Cologne administrative headquarters to MesseCity Cologne (MCC). Joint venture partners ECE and SRE signed a lease agreement with the company for 8,400 m² of office space. Relocation of the approximately 350 employees at the Cologne location is scheduled to take place from May 2020. The deal was brokered by brokerage company Larbig & Mortag. Ebner Stolz Lawyers provided the legal advice on the tenant side.

 

Full occupancy of the first four buildings

Letting of the last vacant 8,400 m² in the first construction phase means that four buildings, and therefore over half of the 135,000 m² business district, are now fully occupied: ZURICH Versicherung has leased around 60,000 m², spread over two and a half buildings, for its Rhineland headquarters.

ARLANXEO will use a self-sufficient part of the building in the third office block. Building number four is a hotel complex in which Motel One will operate 308 rooms and Adina Apartment 171 studios.

“In ARLANXEO, we have gained another prestigious tenant for MesseCity. The excellent transport links and modern office space available within this new inner-city district were essential rental criteria for the company,” said Torsten Kuttig, Managing Director of MCC at ECE. “The plan to take over the office complex fully let in 2020 is bearing fruit. The long-term leases offer our investors a stable cash flow situation,” added Hans-Joachim Lehmann, Managing Director of Warburg-HIH Invest Real Estate, which acquired the three office properties as part of a forward funding agreement in 2016.

 

Unbeatable central location

For ARLANXEO, the position was a crucial criterion: its future administrative headquarters in MCC are less than a kilometer from its current offices in the Lanxess Tower. There, however, there is no room for expansion and the lease is also coming to an end. Stefan Rittmann, Managing Director of ARLANXEO Deutschland GmbH, said, “The new location provides us with an even better opportunity to work together more closely as a company without compromising transport links and infrastructure.”

Two more office buildings at the top address

The first construction phase will be completed by 2020, with development of the eastern part offering around 51,000 m² of rental space from 2021. The new business district between Koelnmesse and ICE railway station Köln Messe/Deutz is due to be completed in 2024. Cologne’s prime location will then be home to six office and hotel properties with around 135,000 m² of space, 1,000 underground parking spaces, catering outlets and numerous green spaces. Thanks to the open arrangement of the buildings and the inviting “Messebalkon”, a plaza with café and restaurant leading up to the exhibition centre itself, the area lends itself to a perfect meeting point for international business. In addition to the amenity value, the location opposite the cathedral is impressively central and boasts excellent transport links.

“The office market in Cologne is virtually non-existent and large spaces in central locations are extremely rare. So demand is correspondingly brisk. Our marketing team is already conducting promising talks for any appreciable space worth mentioning within the remaining 51,000 m²,” explained Oliver Quint, SRE Area Manager Cologne.
